We are very accommodating and adopt the right strategy to suit your needs whilst still giving you the best return possible. There have been many success stories for sellers who have gone cheap and managed to sell their property for a fair price but there are so many of these sellers receiving only a 95%, 90%, 80% and sometimes even lower percentage of their expected sale price! We only charge a set £250 + 0.5% of the agreed sale price for your property and you can rest assured knowing that your property is safe with us. This covers everything including our time, expertise, facilities, advertisement costs and our dedication. We will only charge you £250 once, so if you want to sell with us again or have more than 1 property to sell then we can waive that fee for you.
We are so confident in our ability to sell that we even give all of our clients the option to sign a “Guaranteed Sale Agreement” whereby if we can’t sell your property for the property’s market value within a specified amount of time we will arrange a third-party to purchase your property from you (subject to terms and conditions and our pre-approval) – please contact us to find out more.
Many properties will already be ‘sale-ready’ but there are a number of things, many of which is very cheap or even completely free, that landlords can do to make their property sell quicker AND achieve an even higher price [see our investments section for more info].
Likewise, you might have a property that ticks all the boxes in regards to saleability but if you or your agent are poor negotiators then you’re very likely to lose thousands of pounds for absolutely nothing.
