By engaging or accepting any services of S.H. Property Services (hereafter S.H. Property Services Ltd. will be referred to as ‘S.H. Property Services’, ‘we’, ‘our’, or ‘us’) or by visiting our office or any of the properties we are currently responsible for/ managing you are accepting and consenting to the practices described in this Policy. Before asking you to give your consent and/or sign any contract/ agreement in relation to what we offer we will ensure you acknowledge and accept our terms and conditions.
We cannot be held accountable for any damages or loss inflicted upon yourself or your property as a result of an event completely out of our control. We are fully insured and we have a public indemnity policy as part of our insurance but we are not responsible for anything that happens to you or your property if it is well beyond our control. However, we are liable for anything that happens to you or your property that we are involved with that has happened in the highly unlikely event that it is a result of our own negligence.
PAYMENTS & CONFIRMATIONS.
In order to perform any signed contract(s) or agreement(s), we will require the total relevant payment(s) in full in GBP within 5 working days. If we do not receive a payment within this timeframe then we are entitled to cancel the contract(s) or agreement(s) in question. We will try and get in contact with you by phone and by email but if we receive no correspondence or indication that payment has/ will be made to us then we can action this entitlement with immediate effect. If we do not receive a payment within 14 days and have tried contacting you in relation to this matter then we will be escalating this to the relevant authority and may result in taking you to court.
Once payment has been received we will send you confirmation of this via a receipt, sent to you either electronically by email or a hard copy in person or via post to your correspondence address within 24 hours. Any confirmation sent to you by post may take longer than 24 hours and can take up to as long as 2 weeks if you’re an overseas customer. We will not be held liable for any post sent to your correspondence address – we are not in control of your post once it leaves our hands. If you do not receive confirmation within 24 hours (or longer if it is only sent by post) then please inform us and we will try and re-send this ASAP and try a different way of correspondence to satisfy you if required in the meantime.
NO SMOKING POLICY.
Our office is strictly no smoking and you will be held liable for any charges incurred as a result of smoking within the premises. All of our properties are also strictly non-smoking and we will ask you not to smoke in any of our properties that we have any involvement in.
All staff of S.H. Property Services Ltd. are very hard working and the manager/ CEO works very long hours. Although it is very likely and is true that we are available to answer any emergency calls 24/7, there is a chance that we might not be able to get back to you right away if the call is made between 12 midnight and 7 am.
If you decide to ‘cancel’ or not fulfil a contract you will be held liable and likely taken to court unless you and S.H. Property Services can reach a fair remedy that both parties agree and consent to and confirmed with a signed agreement whereby it clearly states that you will not be held accountable for such actions.
YOUR ABILITY TO MAKE YOUR OWN INFORMED DECISION
By agreeing to these terms and conditions, you are informing us that you do not require any assistance in making and performing your own decisions and you are of legal age and possess the legal right to do so.
You will be held liable if you or any of your dependants cause damage to any of the properties we are involved with. Any damage must be reported to us without delay. Any lost property will be held for 14 days and if it is not claimed it will be donated to a local charity. If you or any of your dependant commit any crime within any of the properties we are involved with, you will be held liable for such actions. Property Services accept no responsibility for injury, accident, damage, disturbances or loss to person or property relating to your actions whilst serving you, communicating with you or conducting any viewings or appraisal of anyone’s property including yours, our own and property belonging to anyone else.
If you have any complaints in regards to how we operate or if you feel that you haven’t received a satisfactory service or you believe that we have failed to comply with the terms set within any signed contract or agreement that we are both part of then you need to first complain to us. If you are unsatisfied by any of our suggestions or terms of compensation then you will need to contact either the local authority, Trading Standards, the Property Redress Scheme or the Information Commissioner’s office depending on what you are unsatisfied with.
If you and an employee or agent of S.H. Property Services Ltd. agree to meet up for an appointment and you don’t turn up at the specified time, date and location then the employee or agent has the right to leave after 15 minutes if the employee or agent has made a reasonable effort to contact you.
All of the information we provide to clients in person and on our website is correct to the best of our knowledge at that given moment in time. Any inaccuracies will be amended by us as soon as possible.
THE VALUE OF YOUR INVESTMENT(S) WITH US
The value of any of your investments with us could potentially go up or down. We do not and will not force you against your will into making any decisions and we will not be held liable for any potential loss to your time, money or investment. We work incredibly hard and advertise only suitable investments – investment(s) we deem to have a very good chance of making a very good return on your invested monies – on our website and deem any long term losses as being highly unlikely.
If there are any services that we have mentioned here that we cannot currently offer we will make suggestions of people to get in touch with however we can only offer guidance and not tell you directly.
